Mountain Beach Villas

Located at Samroiyot approximately 30 kilometers south of Hua Hin town and 230 kilometers from Bangkok is Mountain Beach Villas. 

We are set against mountains, tropical ponds filled with lotus flowers and we are walking distance to the Gulf of Siam being about 1,200 meters away from the beach. Traveling time by car from Hua Hin town or airport is 30 minutes;  from Bangkok approximately 2 ½ hours.

Diversity is its special feature;  namely the sea and beaches backed by mountains and caves. Additionally its lagoons and coastal marshes are great for bird watching.  Pine trees line along the seaside. For those wishing to be close to nature, this is a perfect site for camping.

!.5 km from the beach resort of Khao Galok, it’s an easy jaunt to fine restaurants, bars and water sports.  We are also local to over 5 professional golf courses.

Only 30 km north on the Gulf of Thailand lies the Royal resort of Hua Hin. It's fine beaches, excellent seafood, pleasant surroundings and year round sunshine make it one of the premier places to visit in Thailand.  Hua Hin offers every western amenity from fine western dining to new, modern shopping malls.

All of our homes are designed and built by an Expatriate who has resided in Thailand for over 12 years.  He is an engineer and speaks Thai fluently thus he is able to personally oversee all aspects of construction.

All the homes are single story “California ranch style”  homes utilizing footings with slab floor construction.  All walls are constructed with 6 inch hollow core mason block, reinforced with steel and then backfilled in all corners and load bearing positions.  Footings and slab are reinforced, treated for termites, water sealed and “Ready Mix” poured.

Roof trusses are constructed of rust treated 3.2 mm steel “C” channels and then tiled with concrete roof tiles by Vcon Australia.  We use 3.2 mm steel lintels. You have your choice of steel or wood door frames and your choice of aluminum or wood windows.

Walls are mortar rendered and ceilings are gypsum suspended ceilings. All ceilings are covered with 6” fiberglass “Batting” insulation.  All baths are tiled from the floor to the ceiling and fitted with quality fixtures.  Swimming pools are tiled throughout and all pools and spas include all equipment and initial startup.

All homes are finished with wood skirting and crown molding.  All American kitchens include a range, oven, hood,  and granite counter tops.  All homes are fitted with split unit Air conditioning in all rooms; are cabled for DTH TV and telephone;  are 3 wire grounded systems with 100 amp electrical mains.  All homes include all tile flooring, built in robes, in ground tile swimming pools, and are fully landscaped on 400 or 800 square meter lots with block walls and include steel remote controlled gates.  All aluminum sliding windows and patio sliders with fly screens are a standard as well.  Actually, you must see these homes to appreciate what is offered in the standard price.  It is too much to list.
